The real estate market price change map above shows home sale statistics for October 2010 from four adjoining neighborhoods – Park Hill, Stapleton, South Commerce City, and Montbello West. In this article I will explain what is happening in the Park Hill real estate market.
October 2010 Park Hill Real Estate Market Statistics
- The average days on market (DOM) was 72 days for Park Hill North, 75 days for Park Hill West, and 69 days for Park Hill East which is the average time it takes a Park Hill home to sale. This is about average for most neighborhoods in Denver.
- There was a positive 25.7% price change for Park Hill North, a positive 15% price change for Park Hill West, and a positive 5.7% price change for Park Hill East since 2009.
- $155,000 is the current average price of North Park Hill homes for sale, $329,000 is the current average price of West Park Hill homes for sale, and $214,000 is the current average price of East Park Hill homes for sale as of October 2010.
- 90 Homes sold in Park Hill North, 91 Homes sold in Park Hill West, and 117 Homes sold in Park Hill East from October 2009 to October 2010 .
- There are currently 49 active North Park Hill homes for sale, 53 active West Park Hill homes for sale, and 63 active East Park Hill homes for sale as of October 2010.
- There are 6.5 months of inventory available in Park Hill North, 7 months of inventory available in Park Hill West, and 6.5 months of inventory available in Park Hill East. A healthy market has 6 months of inventory or less which means that thePark Hill real estate market is relatively healthy as of October 2010.
As you can see in the map above, in the Park Hill real estate market, prices have gone up over the past year expecially in Park Hill North. It has done better than it’s Stapleton neighbor to the east.
