“I’m amazed at how much choice I have.”

A client told me that this week while we built out a list of homes to tour. It’s true, and the count backs it up: there are 2,202 homes for sale in Jefferson County alone. After years of buyers fighting over a thin handful of listings, that kind of selection feels like a different market entirely.

But selection and competition aren’t the same thing, and for anyone shopping Jeffco – or anywhere in Metro Denver this summer –  it’s important to understand whether the homes you’re looking at are part of the market that’s competitive, or the part that’s not.
