More than half of the homes currently for sale in Metro Denver are asking less than they did when they first hit the market.
In this September 17, 2026 Denver Metro Market Update, we look at what’s behind that 53% price-reduction rate, how it varies across Metro Denver counties, and why mortgage rates are making price cuts more complicated than they might appear.
Mortgage rates moved from 7.07% to 7.20% in just one week. On a median-priced Metro Denver home, that relatively small change added about $47 a month to a buyer’s payment. To offset that same payment increase through a price reduction, a seller would have to cut the price by roughly $7,700.
That helps explain why some sellers are cutting their prices without seeing much change in buyer activity.
But there’s another important piece of the story: homes are still selling. In August, the median Metro Denver home sold after 27 days on the market, and closed sales averaged 98.5% of the final list price.
So what does all of this mean if you’re selling—or thinking about selling—this fall?
The first price you choose matters. Once a home sits on the market and starts accumulating price reductions, you’re reacting to the market rather than setting your position in it.
