Once my house is on the market, how will I know if I’m on my way to a quick sale or if I’m in trouble?

In our current market, if your home is well-prepared, priced right and marketed to people most likely to buy it, it will sell quickly. Of course, how do you know if you’ve done everything right?

Every neighborhood and market is unique, but there are some simple ways we know whether we need to make adjustments once a home has hit the market.

Important things to know:

  • 89% of all your showings will be in the first two weeks.
  • Competitively-priced homes generate more showings.
  • The more people who see your home, the more offers you will get.
  • Getting more offers results in a higher closing price.

Pricing your home correctly from the beginning is the best way to sell it for the highest price possible

We have a good sense of what we need to do after just 10 days or 10 showings.  If we go 10 days and have no showings, we are at least 5% overpriced.
If we have 10 showings without an offer, we are 3-5% overpriced. The market will tell us everything we need to know. We just need to listen!
