In Denver, we’re seeing a new trend where, instead of buyers hiring a home inspector, it’s the sellers who have their homes inspected before a sale. There are a variety of reasons this can help your home sell faster, at a better price.
With the results of an inspection in hand, you can take care of any problems you’re willing to fix BEFORE you sell your home. If you find issues you don’t want to fix, you can set your price accordingly. On the other hand, after you’ve solved some of the problems that may turn buyers off, you may be able to ask for a higher price. Either way, people who make an offer on your home will know exactly what they’re getting and why, earlier in the process, which makes your sale go more smoothly – you’re less likely to have buyers pull out of a deal later in the process.
A written report, provided to prospective buyers also helps them see you as more credible and trustworthy. When buyers know exactly what they’re getting, your sale is less likely to be delayed by unforeseen issues.
There are reasons some sellers won’t want a pre-inspection. You may find serious problems and be obligated to disclose them, for example. A buyer may also hire an inspector and find problems your inspector didn’t include in a report.
