Front Range Real Estate Market Update, June 20, 2024

Let’s examine current home prices, the number of homes on the market, and the length of time they stay on the market. Understanding these trends can help us see how our market is changing.

We’ll look at a few cities around town TODAY to see what’s happening.

We did a similar study in August 2022. Since then, the median and average prices in Highlands Ranch have gone down, and the median price in Westminster has also gone down. 

Our analysis is an ongoing process, and we’re committed to keeping you updated. Last week, we observed a decrease in the prices of condos and townhomes across the metro area from April to May and between May 2023 and May 2024. We’ll continue to monitor these trends, ensuring you stay ahead in the market.

Prices aren’t decreasing everywhere, but sellers are under pressure in certain parts of our local market. Homes that sell are priced well may sell in less than 15 days. Those properties are more competitive targets for buyers. Buyers looking to avoid competing with others should look for homes that have been on the market for a while. 

New listings continue to hit the market daily; while it’s taking longer to sell homes already for sale, inventory continues to increase, giving buyers more to choose from and sellers more competition.
